Thanks to our integration with Chintaro, you can import confirmed inspections directly into PIM, complete with relevant property information and tenant details.
Once you have completed your inspections in PIM, the reports are automatically pushed into Chintaro, ready for you to complete any follow-up activities.
This integration is only available to PIM Premium customers. Please contact our support team to upgrade your plan, and reach out to Chintaro Support for help configuring your version of Chintaro to work with PIM.

First Time Set Up
The ability to import from Chintaro relies on information held in your PIM settings. It is worth taking a few minutes to get this right — you only need to do it once.
1. Enable Chintaro Integration
Navigate to Settings > Advanced, Integrations About the App > Enable Chintaro.
Enter your Chintaro Company Code when prompted.

If you are unsure of your Company Code, go to System Maintenance > Reference Tables > Parameters > Webservicedb. The code can be found in the Parm Text field — for example, chintaro_xyz.
2. Turn on Quick Check Labels (optional)
A handy time-saving option is to have quick check labels ticked by default. To enable this, go to Settings > PIM Admin, select your Routine or PCR inspection type, and toggle 'Quick Check Always Ticked' to the On position.

Prepare For a Successful Import
A few additional settings in PIM will help ensure exact matches with Chintaro fields and make for a smoother import every time.
1. Set Up Smart Property Profiles (optional)
Smart Property Profiles allow you to quickly set up inspections for the most common property configurations in your portfolio — for example, a standard three-bedroom, two-bathroom apartment. With a small amount of initial setup, your existing Chintaro property profiles can be matched to PIM, saving a lot of time when adding or removing rooms during an inspection.
Add or edit your profiles in PIM Settings > PIM Admin > Smart Property Profiles.

2. Confirm Inspectors
Inspections can only be matched against a Chintaro property manager if there is a corresponding inspector name in PIM. If an exact match is not found, PIM will fall back to the Default Inspector instead. Add or edit inspectors in PIM Settings > PIM Admin > Inspectors.

3. Assign a Default Inspection Type
During import, PIM will use the default Inspection Type assigned in PIM Settings > PIM Admin > Inspection Type (for example, Property Inspection or PCR Condition Report).

Export Data From Chintaro
Before you begin, make sure your inspections have been scheduled in Chintaro.
1. Schedule Inspections
From the Chintaro home screen, go to Property Maintenance (1) > Inspections (2) > Schedule Inspections (3).

Select the inspections you wish to export and ensure the dates in the Next Inspection column are correct. Then select the type of inspection you wish to create in PIM from the PIMReportType column — this determines the inspection type in PIM. A Routine will import as a Property Inspection Report, while an Ingoing or Outgoing will import as a Property Condition Report (PCR).
When ready, tap Process Schedule (4). This will generate a CSV file ready for the next stage.

A prompt will confirm how many inspections have been scheduled and are ready to import into PIM.

Make sure you can locate the exported data file from Chintaro before moving on — you will need to browse to it in the next steps. If you can't find it, refer to the Folder Locations for Chintaro CSV Export Data section at the bottom of this guide.
Upload CSV to Your PIM Cloud Dashboard
You will need to upload the CSV file to your online account before it can be used within the PIM app on your iOS device.
1. Log in to your PIM Cloud Dashboard
From your internet browser, navigate to the PIM Cloud Dashboard and log in using your PIM Premium account credentials.
For Chintaro Cloud users: open Windows Explorer or the Chrome browser within your Parallels cloud environment to access the PIM website and browse to your export folder.


2. Go to the Import Files tab
Once logged in, go to the Import Files tab.

3. Select the Chintaro format
Under the Add an Import File section, select Chintaro from the drop-down list.

4. Upload your saved CSV file
Click Choose File (1) and locate the saved CSV file — this is usually found at F:\XXXX\Data\Inspection_Exports and will appear in the format PIM_YEAR_MONTH_DATE_TIME.csv. Once selected, click Upload File (2).

Note: See the Troubleshooting section at the bottom of this guide for information on export file locations.
5. Confirm success
A green File Upload Success message will appear near the top tabs once the upload is complete.

Import Data Into PIM
Next, you will need to download the data into PIM on your device.
1. Navigate to the Import tab
This is located at the bottom of the app.

2. Import the latest file from Chintaro
Pull down on the screen to refresh the data files. Once refreshed, tap the latest file to open it.

3. View imported inspections
Your properties will be listed with a colour code on the left. Green indicates a property PIM has not seen before, so it will be treated as a new inspection. Orange represents an existing property, so a Repeat Inspection will be created.

4. Filter and Sort if required
If there are a large number of properties in the imported list, you can use the Filter (1) or Sort (2) options to make things easier to view.

5. Import the inspections
When you are ready, select the Action button (1) and choose one of the Import options (2).

Note: if you only want to import some inspections, press Cancel, then tap the properties you want to include. A checkmark will appear on the right. You can then choose Import Selected instead of Import All.
6. Confirm the import type
The import will create inspections based on the profile and inspection type set in Chintaro where available, otherwise PIM will use its own defaults. If you are happy with this, tap Continue.

7. Close the PIM File Import message
Take note of the confirmation message, then tap OK to close.

Complete the Inspection
After importing, your scheduled inspections will be available under the Inspections tab. Go ahead and complete the inspection in the usual way by adding notes and photos, then tap Submit Inspection when done. This will upload all notes and any photos marked for maintenance into Chintaro.

Resend Inspection to Chintaro
If you previewed the inspection rather than submitting it, or need to re-send to Chintaro for any reason, this can easily be done from the inspection home screen.
1. Tap the Reports Folder from the inspection

2. Select Send to Chintaro from Options
From Options (1) on the right, tap Send to Chintaro (2).

Troubleshooting
Here are some common questions and issues around the Chintaro integration and how to resolve them.
1. Completed inspections not pushing back to Chintaro
Only inspections that were originally imported from Chintaro into PIM will be automatically uploaded back into Chintaro using the Submit Inspection functionality. This will generate an email of your completed inspection report and push the full inspection — including maintenance notes — back into Chintaro.
If you need to manually upload a report into Chintaro, refer to the Uploading Reports Into Chintaro Guide for manual upload instructions.
Please use Chintaro to schedule future inspections. This will automatically create a Repeat Inspection if it relates to an existing property. There is no need to use the Repeat Inspection feature in the PIM app.
Please also note that only photos marked as Include in Maintenance will be pushed back into Chintaro — not all photos.
2. Folder locations for Chintaro CSV export data
If you are unable to locate your exported data file, you can check the export folder path from the Preferences page in Chintaro. Go to Home > System Maintenance > Preferences > Maintenance. The PIM Export Folder field shows where your CSV file will be saved.

Note that the path will vary from organisation to organisation.
Chintaro Cloud users: your export location should always save to F:\XXXX\Data\Inspection_Exports unless altered by your organisation, where XXXX represents your organisation's initials. To upload this file to your PIM account, open Windows Explorer or the Chrome browser within your Parallels cloud environment and browse to that folder.
